Offer process
If you would like to officially offer on a property that you have viewed with Daleside Estates, please send an email. This needs to be sent to either Georgie or Katherine (whoever showed you the property) on; georgie@dalesideestates.co.uk; katherine@dalesideestates.co.uk.
Please make sure to state tenant(s) full name(s), email address(es), official move date and how much you would like to offer per calendar month. It is entirely free to put forward an offer. Please also state if all tenants are in full-time employment and if so confirm in which sector, or if studying do you have a guarantor that is a home owner in either England or Wales?
If you have any conditions of your offer, this needs to be brought up at the time of offering.
On acceptance of an offer, a one weeks rent holding deposit will need to be transferred and this will be put towards your first months’ rent, so it is not an additional fee*.
The remaining money which needs to be transferred before the move in, is the remaining months’ rent upfront and security deposit. A five weeks’ rent security deposit is required for properties under £50,000.00 rent per year and six weeks rent for properties £50,000.00 per year plus**.
Where properties are particularly popular and we receive multiple offers, the landlord may ask for best and final offers to be submitted. This is the fairest way we can give applicants the option to change their offer whilst avoiding bidding wars.
Applicants will always be told if multiple offers come in for a property and when offers are going to best and final.
